As agents consistently provide useful local value, they build a growing subscriber audience that compounds over time. The Community Guide captures that attention, the weekly newsletter maintains the relationship, and together they help keep the agent useful, familiar, and remembered until the next natural real-estate inquiry or referral appears.

The visibility gap

Real-Estate Marketing Starts Too Late

Listings, open houses, market updates, and referral matter—but they hardly reach people when they are ready to buy or sell.

The greater opportunity is the months—or years—before that moment, when familiarity and trust are still being built.

Transaction-First Marketing

  1. Promote the moment

New listing · Open house · Just sold

  2. Attention fades

The post disappears. Conversation goes silent.

  3. Start over again

    When there’s a need, the agent’s forgotten.

CityVibes Relationship Marketing

  1. Lead with local value

Share trending happenings residents care about now.

  2. Build an audience

Invite residents into your free living community guide.

  3. Stay familiar

Captivate every Thursday with value—long before they enter the market.

THE CITYVIBES CONTENT MIX

What is the 70/20/10 content model?

The 70/20/10 split is a CityVibes rule of thumb, not an industry standard. Most content earns attention. Some content builds expertise. A small amount asks for business. Think three to four value-first videos before one listing or open house.

The Content Mix

  1. Earn attention

    70%. Stories Locals Care About

Events, openings, activities, neighborhood updates, and places worth knowing give residents a reason to stay as a loyal subscriber before buying or selling is even on their radar.

  2. Build credibility

    20%. Helpful Real-Estate Expertise

Clear, locally grounded guidance helps residents better understand their neighborhood, home, and real-estate market.

  3. Invite action when relevant

    10%. Direct Promotion

Listings and direct offers remain part of the system. They simply do not dominate every touchpoint.

Example of sources

Where the San Antonio Stories Come From

    • CPS Energy
    • SAWS
    • San Antonio 311
    • Carefully reviewed public-safety information

THE CITYVIBES AUDIENCE-GROWTH SYSTEM

The Compounding Power of Familiarity and Trust

Subscriber growth comes from every direction: agent sharing, online or offline QR codes, email lists, event saves, event shares, and the Community Guide itself.

Studio accelerates that growth—when Influence launches—by giving agents verified local stories, scripts, captions, and attribution—so every post has a clear path back to the Living Community Guide and every Thursday newsletter can support more familiar, useful local relationships.

The system connects three parts:

  1. Newsletter
  2. Community
  3. Content
  1. Maintains the relationship

    Weekly Email Newsletter

The Market Edition newsletter is a branded weekly touchpoint sent every Thursday. It helps the brokerage and agent stay remembered even when no new video content is being produced.

The header and footer are branded to the brokerage and the agent's name and bio image. It includes a subtle customizable P.S. signoff, such as: “Thinking about selling? Let's grab coffee.”

  2. Captivates the audience

    Living Community Guide

    Nurturing audience amplifier

Trackable agent posts lead residents to a brokerage-branded, ZIP-first Living Community Guide for local events, openings, festivals, city updates, and popular destinations every week.

Residents can discover local events, sync them to Apple or Google calendars, and share them with friends and family. This turns social clicks into trusted, long-term community relationships.

Content Studio simply helps agents create attention faster by turning verified local trends into video ideas, scripts, captions, and post prompts.

The goal is not more posting. It is giving local residents a better reason to pay attention.

BROKERAGE FAQ

Common Questions From Brokerage Leaders

Does each agent receive a separate newsletter?

No. Agents participate within the brokerage-owned Market Edition. Each agent receives personal identity, links, QR codes, and acquisition attribution without creating a separate newsletter for every agent.

Who owns the subscribers?

Subscribers belong to the applicable brokerage Market Edition, subject to the customer agreement and applicable consent requirements. Agents receive attribution for the subscribers they introduce.

Can agents use their existing email lists?

Eligible, permission-based contacts may be invited or imported according to applicable consent requirements and the brokerage’s policies. CityVibes should not describe every historical contact as automatically eligible.

What happens when an agent leaves?

The brokerage retains the Market Edition and subscriber relationship. The agent profile can be disabled or reassigned without disrupting the publication.

Does every agent have to participate?

No. The brokerage can enable selected agents. The Community Guide and newsletter continue even when some agents do not actively share or create content.

Do agents have to create videos?

No. Content Studio is Coming Soon with Influence Edition and is not included in Market Edition. The core Community Guide and weekly newsletter do not depend on video participation.

Does CityVibes guarantee real-estate leads?

No. CityVibes creates useful recurring visibility and measurable subscriber growth. Opportunity estimates are planning models, and results depend on audience quality, engagement, reputation, market conditions, and follow-up.

Is CityVibes a CRM?

No. CityVibes complements the brokerage’s CRM by giving contacts a useful reason to stay subscribed and by measuring audience acquisition. The CRM remains responsible for transaction management, direct sales follow-up, and pipeline activity.

Can the brokerage operate multiple markets?

Yes. Additional Market Editions can maintain separate geographic audiences, Guides, newsletters, and reporting under the same brokerage brand.
